Kanaka Partners develops housing, healthcare and community projects, and builds them with our own construction team. We take historic and underused buildings back to productive life, from site to tenancy, for operators, homeowners, communities and capital partners.

What we do
Most projects pass through four sets of hands. Ours stay with the same people, so the design decisions made on day one still make sense at year ten.
Development
We find, entitle and finance projects, including layered affordable-housing deals with tax credits, state and county funds and bank debt, then structure the partnership to get them built.
Kanaka Construction Management
Construction manager, design-builder or budget and quality oversight. Fully insured with surety bonding, and staffed by builders, architects and designers.
Healthcare facilities
Design informed by research on patient outcomes: safer circulation, calmer waiting areas, and layouts that let clinical staff move fast. Proven across nine urgent-care sites.
Kanaka Property Management
Accessible, responsive management for residential and commercial owners. We look after tenants so owners don't have to check in month to month.

Nine healthcare facilities, custom homes at Legacy Woods, and the adaptive reuse of two landmarks: Pierce Arrow in Buffalo and St. Paul's School in Kenmore.

Under construction
The former St. Paul's School is becoming 37 affordable apartments for seniors. Kanaka is the developer, and Kanaka Construction Management is the general contractor, so one team answers for budget, schedule and quality.
St. Paul's School has stood at 45 Victoria Boulevard for generations. Rather than lose it, we are restoring the building and fitting it with one- and two-bedroom apartments, accessible units and shared spaces designed so older adults can live independently and stay in the neighborhood they know.
The roughly $13.8 million construction program covers environmental remediation, masonry restoration, a new roof and windows, structural work, new electrical, life-safety and building systems, and complete apartment and common-area build-out.
Every apartment is income-restricted: 10 for households at or below 50% of Area Median Income and 27 at or below 60%. Applications are free, and Section 8 Housing Choice Vouchers are welcome.
We are also planning Well at Victoria Place, a weekly onsite nurse and wellness coordinator at no cost to residents, with fall prevention, follow-up after hospital stays and help using the benefits residents already have.

Our communities
A Kanaka-built neighborhood of custom luxury homes, with an equestrian center next door that hosts some of the region's best outdoor events.
Custom homes
Ten plans named for horse breeds, from the Appaloosa to the Hanoverian, each customized to your lot and finishes. Fifty homesites sit between Gott Creek and preserved woods, and every home is built with geothermal heating and solar.
Events & equestrian
A historic farm with 40 stalls and riding arenas, plus open grounds for polo days, weddings, galas and corporate events, with catering arranged on site.

We co-invest alongside community-minded operators, lenders and investors. Because development, construction and management sit under one roof, partners deal with one team from acquisition to stabilization.
